We were established in 2022 following the sale of Vodafone NZ’s passive mobile towers to Aotearoa Towers Group (which is us – we’re trading as Fortysouth).

This model of mobile infrastructure ownership has proven itself overseas, delivering greater efficiencies and reduced environmental impacts. Yet, it’s new and novel here in Aotearoa New Zealand so we bet you’ve probably got some questions for us. Who is Fortysouth?

We are a small, passionate team based here in Aotearoa New Zealand who provides the digital infrastructure, or digital motorway, for telecommunications retailers to deliver their retail services over. We’re committed to building resilient infrastructure across the motu, and prioritising partnerships with landowners to journey with us on our mission to enable all New Zealanders to each other and the world no matter where they live, work or play.

We started as Aotearoa Towers Group following Vodafone NZ’s sale of its passive infrastructure to a consortium of world-class infrastructure investors. We are now Fortysouth. With no direct ownership from any of the mobile network operators, we are truly independent and retailer-agnostic, open to partnering with all and able to move quickly to ensure all New Zealanders gain access to the benefits of mobile connectivity.

Are you a New Zealand company?

Yes, we are a small yet passionate team with our main office on Sale Street in Auckland City.

Who are your investors?

Aotearoa Towers Group was established following the 2022 sale of Vodafone NZ’s passive mobile tower assets to Infratil, Infrared Capital and Northleaf Capital. The consortium are all world-class infrastructure investors in their own right, each with a long-term, sustainable investment approach to support the digital foundations for a better future.

We have no direct retail (telecommunications companies) ownership and as such, we are 100% independent to bring the best to 100% of our partners and communities.

Now trading as Fortysouth, we are a team of 20 (and growing) primarily based in Auckland. Our vision is for Fortysouth to enable a truly connected Aotearoa, where all New Zealanders are connected to the things that matter most to them.

Who owns what on the towers?

Fortysouth owns all assets related to passive infrastructure that support the mobile network – this includes physical towers, masts and poles; as well as foundations, fencing and access facilities, along with the ground leases and licences that secure space for the towers and associated equipment.

Mobile network operators like One NZ (formerly Vodafone) own and operate active parts of the network – that’s things like antennas, radio equipment and batteries installed upon the towers and inside the cabinets.

Who is responsible for the services the towers need?

Fortysouth is the tenant who holds the agreement with the landowner and is therefore responsible for all servicing and site maintenance, including anything that may need to be done to the equipment on the tower like the antennas.

Do you have a property team dealing with landowners?

Yes, we have a dedicated property team to work with landowners from negotiating the initial agreement, through to lease renewals. The team can be contacted at property@fortysouth.co.nz or by calling us on 0508 367 897.

Where are your sites located?

Our network of over 1,500 sites covers 98% of the population. You can check out our map here to view our locations and also request more detailed site information on this webpage too.

What about satellites? Will physical cell sites will soon be obsolete?

Mobile users will continue to connect to ground-based mobile networks when they are in range of a cell site. Ground-based cell sites can carry vastly more data and have lower lag (i.e. faster/better responsivity) than satellites, so the primary service will be from the mobile network – particularly as ability to carry more data at ever faster speeds is what’s driving growth in the digital world. Mobile network operators will continue to invest in upgrading their network, including 4.5/5G upgrade acceleration and 3G switch off.

Currently, our sites cover 98 percent of the places New Zealanders live, work and play, however due to the length and geography of the country, almost 50 percent the landmass still has no coverage. Collaborations like One NZ’s partnership with SpaceX will kick in once a user leaves the One NZ network and will cover the less populated and remote parts of the country. What that means, is when the service goes live, there will be coverage across the country whether you’re out on your boat, climbing a mountain, fixing a remote road or down in the bush.

Who do I contact if there is an issue or emergency on the land where the cell site is located?

Do you have a property team dealing with landowners?

Fortysouth is new, how can I be sure you will continue to pay my lease?

We place a lot of value in our landowner relationships – you’re the enablers for the exciting digital future Aotearoa New Zealand is embarking upon. We can assure you that we are a substantial entity that has scale and expertise – we independently own over 1,500 sites covering 98% of the country – and we’re backed by very supportive investors. As part of the transfer of your lease or licence to us, we have taken on all legal obligations, including rental payments which have continued since the completion of the transaction in November 2022.

Who do I talk to about my lease conditions and access to my property?

It’s also important to note that we will always contact you before we access your property. This gives you an opportunity to let us know about any unusual hazards or any special requirements you need us to adhere to when we’re carrying out any works.

How much notice will I receive if you or contractors need to access the land?

We will always contact you at least 24 hours before we access your property. This also gives you an opportunity to let us know about any unusual hazards or any special requirements you need us to adhere to when we’re carrying out any works.

Who is responsible for the contractors coming on site to do the work?

We oversee all contractors who have been tasked to complete any works on site. If you have any special requirements in terms of access or notification, please get in touch with us at property@fortysouth.co.nz.

Given there will be both passive and active equipment on my property, does this mean there will be double the amount of maintenance teams coming onto the site?

You shouldn’t notice any changes with how the site on your property is maintained.

I’ve been contacted by an international company who wants to purchase my lease. What do I do?

It’s concerning that there are approaches being made to landowners with claims and promises that may not be in your best interests, particularly around the day-to-day management of the site and any issues that could arise. We encourage you to get in touch with us to discuss the realities of what’s being proposed to help you make an informed decision. Please call us on 0508 367 897.
